Landlord guide
How much does property management cost in the UK?
Full property management in the UK typically costs 8% to 17% of monthly rent plus VAT, while tenant-find only services usually charge a one-off fee equal to one month's rent. The exact cost depends on what is included, such as rent collection, maintenance handling and rent guarantee. Caso charges 5% + VAT for Portfolio management, or 8% + VAT for Complete, with rent guarantee available at cost, with no setup, renewal or exit fees.
The main pricing models
Most agents charge either a percentage of monthly rent for ongoing management, or a flat one-off fee for finding a tenant only, with landlords managing the tenancy themselves after that.
- Tenant-find only: typically one month's rent as a one-off fee
- Full management: typically 8% to 17% + VAT of monthly rent
- Rent guarantee: usually an add-on, sometimes 12% to 15% + VAT combined
What drives the price up
Renewal fees, exit fees, inspection charges and maintenance markups are common additions that push the real annual cost above the headline percentage.
What should be included as standard
Rent collection, tenant communication, arranging repairs, and statutory compliance checks should generally be part of any full management service without extra charge.
Worked example
On £1,300 monthly rent, a typical 14% + VAT agent costs £182 + VAT a month. Caso Portfolio at 5% + VAT costs £78 a month, a saving of £104 a month, or £1,248 a year, before VAT.
