Management fees in Cheshire

Cheshire covers two councils and Halton and Warrington besides: commuter towns for Manchester and Liverpool, railway towns such as Crewe, and some of the higher-value villages in the North West. See property management in Cheshire.

Licensing follows the council for each address. A property in Warrington or Runcorn cannot be assumed to have the same rules as one in Wilmslow or Northwich.

What you need to know

Compare the whole Cheshire management bill

A commuter home in Wilmslow and a terrace in Crewe can have different rents, but the same extra charges can appear on both fee sheets. Add VAT, setup, renewal, rent review and exit charges before comparing a percentage. We do not have a verified Cheshire-specific agent table; no national figure is presented as a local fee.

What you pay Caso

One property uses Caso Complete at 8% plus VAT, capped at £150 a month including VAT. Caso Portfolio is 5% plus VAT for two or more properties. There are no setup, renewal or exit fees. Repairs and any council licence fee are passed on at cost.

Chester has its own table on the Chester page. These sheets are from Cheshire towns outside the city.

The percentage is half the bill

Full management on these Cheshire sheets runs from 12% to 15% inc VAT, and two of the five are shown as a maximum rather than a fixed price. Setup ranges from £550 inc VAT at National franchise A, Warrington office, to £600 at National franchise C, Northwich office, and a full month's rent at the independent agent, Wilmslow.

Renewals run from £95 to £300 inc VAT, and National franchise C, Northwich office, charges £600 again each time it re-lets. Ask which of these charges would apply to your tenancy.

With Caso, you pay the management percentage with no setup, renewal or exit fee. Third-party costs, including repairs and any council licence fee, are separate and passed on at cost.

Landlord licensing in Cheshire

Licensing is set by each Cheshire council, so check yours. Halton has not introduced selective or additional licensing; it consulted from 3 August to 18 October 2026 on a selective licensing proposal. Warrington states it has no plans for selective or additional licensing.

Mandatory House in multiple occupation (HMO) licensing applies in every council. In Cheshire East a first licence for five or six units is £1,076 for applications from 1 April 2026. In Warrington a new licence is £492.09, or £442.87 with Cheshire Landlord Accreditation Scheme membership.

Caso checks the position at your exact address, applies for any licence for you and tracks the renewal date.

Rent and records

Rent is paid within 3 working days of the tenant paying. You receive a monthly statement with invoices, and arrears are followed up from day one. Safety certificates and renewal dates are recorded for each property.

Council licensing in Cheshire

Cheshire West and Chester Council and Cheshire East Council have no selective licensing scheme currently. Shared homes let to five or more people still need a mandatory HMO licence.

Caso checks your exact address with the relevant council before management starts.

Finding your tenant

We manage, we do not let. When your property is empty we appoint one of the best letting agents in your area to find the tenant. Their fee is agreed with you in writing before anything starts, and Caso adds nothing to it. We brief the agent, approve the marketing, check every applicant's referencing, handle the move-in and protect the deposit. You deal with one company throughout.

  • Agent chosen on results, not on who we know
  • Fee agreed in writing before marketing starts
  • Caso takes nothing from the agent

Do you find tenants?
We manage, we do not let. When your property is empty we appoint one of the best letting agents in your area to find the tenant. We brief the agent, approve the marketing, check every applicant's referencing, handle the move-in and protect the deposit. You deal with one company throughout.
Do you cover all of Cheshire?
Yes. Caso manages across Cheshire, including Wilmslow, Macclesfield, Crewe, Northwich, Warrington and the surrounding towns and villages.
Does one licence cover my Cheshire portfolio?
No. Licensing is checked for each property and council. Caso checks the address and applies where a licence is required; the council fee is passed on at cost.
Can I switch a Cheshire property with a tenant in place?
Yes. Check your current notice terms first. Caso coordinates the tenancy file, deposit records and rent handover without asking your tenant to move.
How quickly do you pay rent?
Within 3 working days of the tenant paying, with a monthly statement.
What do letting agents in Cheshire charge for full management?
12% to 15% inc VAT on these sheets, some shown as a maximum.
Do I need a licence to let in Cheshire?
It depends on the council. Halton has not introduced selective or additional licensing and consulted on a proposal until 18 October 2026. Warrington has no plans for either. Mandatory HMO licensing applies everywhere. Check your address with your council; Caso applies where required.
