What counts as a management fee
Most agents charge a percentage of the rent collected each month, sometimes with VAT added on top and sometimes with separate renewal or inventory charges once a year.
Why fees vary so much
High-street agents often charge percentages in the low to mid teens plus VAT, and add extra charges for renewals, inspections or inventories. Caso charges one percentage of rent plus VAT, with no separate renewal or exit fee.
How this calculator works
It multiplies your rent by your current percentage, adds VAT if you pay it, adds any extra annual fees, then compares the total with a Caso annual cost at the rate you choose.
What it does not include
It does not account for one-off costs like tenant find fees, certificates or maintenance, which are usually charged separately by any agent.
