What cash flow means for a landlord

Cash flow is what is left from your rent once the mortgage and running costs have been paid. A positive figure means the property is covering its own costs each month.

Costs to include

Mortgage, management fees, maintenance, insurance and any service charges or ground rent all reduce your cash flow. Occasional costs like certificates are worth budgeting for separately.

How this calculator works

It adds up your annual rent, then subtracts your annualised mortgage, management and other costs to give a monthly and annual cash flow figure.

What it does not include

It does not include income tax, mortgage interest relief, capital gains or void periods, all of which affect what you actually keep.
