What rental yield measures

Yield expresses the annual rent as a percentage of the property's value, so you can compare a property's return against other investments or other properties.

Gross vs net yield

Gross yield only looks at rent against value. Net yield takes off annual running costs, such as management, maintenance and insurance, giving a more realistic picture of return.

How this calculator works

It multiplies your monthly rent by twelve to get annual rent, divides that by the property value, and takes off any annual costs you enter before recalculating for net yield.

What it does not include

It does not account for mortgage interest, tax, void periods or capital growth, all of which affect your actual return.
