Landlords typically save £2,000 a year with Caso
Step 1 of 2
Most agents lead with a management percentage. On the published fee sheets we checked, that runs from 12% to 20.4% of rent including VAT. It is only part of what you pay.
Setup or tenancy fees, renewal charges, rent review fees, deposit registration, yearly compliance fees and exit charges sit on top. Across a year they can add several hundred pounds, and some agents set a minimum annual charge whatever the rent.
To compare fairly, add up a full year: the percentage with VAT, the setup fee spread over the tenancy, any renewal fee and the monthly extras. With Caso you pay the management percentage only, with no setup, renewal or exit fee. Repairs and any council licence are passed on at cost.
Ranges from letting agents' own published fee sheets, checked on 9 October 2026. Each city page shows the full table with a source for every figure.
8% plus VAT, or 5% plus VAT for portfolios. No setup, renewal or exit fees.
National range across the cities checked: management 12% to 20.4%; setup £288 to £550, or up to half a month's rent; renewal £30 to £300; exit Up to £1,200 or two months' rent.
