Property management companies in London: what to look for

  • Every fee in writing

Ask a London agent for its full landlord fee sheet, not just the percentage. Setup, renewal and exit charges often add as much again.

  • Repairs at cost

Check whether contractor invoices are passed on as they are, or with a commission added.

  • Rent paid quickly

Ask how many working days after the tenant pays you receive your rent, and whether statements show every charge.

  • Your money protected

Look for a client account, Client Money Protection and membership of a redress scheme.

  • Local licensing handled

London licensing is set borough by borough, and several boroughs license most private lets. Ask the agent to check your borough and apply where required.

How to compare agents

Seven questions to ask every agent before you sign.

  1. 1What is the management percentage, and is it shown with or without VAT?
  2. 2What do you charge to set up a tenancy, and again for each new tenant?
  3. 3Is there a fee when the tenancy renews or the rent is reviewed?
  4. 4What does it cost to leave, and how much notice is needed?
  5. 5Do you add a markup to repairs, or pass on the contractor's invoice at cost?
  6. 6How quickly is rent paid to me after the tenant pays?
  7. 7Is my rent held in a client account covered by Client Money Protection?
