Management fees in London

London property management spans period conversions in Hackney, purpose-built blocks near Canary Wharf, and everything in between. Fee structures vary significantly between agents, and borough licensing requirements can add further charges that are not always clear upfront. See property management in London.

Comparing agents properly means looking beyond the headline percentage to what is and is not included in the monthly fee.

What you need to know

How agents in London usually charge

London agents typically charge a monthly management percentage plus a separate fee for finding a tenant. Indicative local rates vary considerably between boroughs and property types.

Some agents charge separately for handling borough licensing applications, particularly in areas running additional or selective licensing schemes, so it is worth asking whether this is included.

Percentage fees and VAT

Management percentages are usually quoted monthly, and whether VAT is included varies by agent. A fee that appears competitive can look different once VAT is added on top.

Ask for the full VAT-inclusive monthly figure in writing before comparing agents across different boroughs.

With Caso, you pay the management percentage with no setup, renewal or exit fee. Third-party costs, including repairs and any council licence fee, are separate and passed on at cost.

Landlord licensing in London

Licensing is set borough by borough, so check yours. At the check date, Brent licenses every privately rented home outside Wembley Park. A selective licence is £640 (£340 on application and £300 on grant), with renewal at £600 and one or five year licences.

Newham runs borough-wide selective licensing to 31 May 2028 in all wards except Royal Victoria and Stratford Olympic Park.

Croydon and Waltham Forest run part-borough schemes started in 2025 and 2026. Fees vary, so use the borough page. Caso checks the borough for every London property we take on and applies where a licence is needed.

Setup, renewal and exit fees

Setup fees, renewal fees at each tenancy extension, and exit fees for leaving the agent are all common in London, sometimes adding a meaningful amount to the cost of a tenancy over several years.

Request a full breakdown of these charges before signing a management agreement, as they rarely appear in the headline percentage.

  • Setup fees on joining
  • Renewal fees at each tenancy extension
  • Exit fees for leaving the agent

Inventory charges and maintenance markups

Inventory reports and maintenance markups on contractor invoices are common additional charges, and can vary depending on property type and borough.

In boroughs with additional licensing schemes, some agents also charge for managing licence renewals separately, which is worth clarifying in advance.

How Caso compares

Caso Portfolio is 5% of rent plus VAT, and Caso Complete is 8% of rent plus VAT. Rent guarantee is available at cost with no Caso markup. There are no setup, renewal or exit fees, and rent is paid within 3 working days of the tenant paying.

This applies consistently regardless of which London borough the property is in, including those with additional or selective licensing schemes.

Finding your tenant

We manage, we do not let. When your property is empty we appoint one of the best letting agents in your area to find the tenant. Their fee is agreed with you in writing before anything starts, and Caso adds nothing to it. We brief the agent, approve the marketing, check every applicant's referencing, handle the move-in and protect the deposit. You deal with one company throughout.

  • Agent chosen on results, not on who we know
  • Fee agreed in writing before marketing starts
  • Caso takes nothing from the agent
