Read around EC2Y. Rents are advertised rents; the sale price is the average of completed sales in the last twelve months.

The City of London is the smallest of the boroughs by population and sits at the very top of London's rental market, with rents well above the London average. Residential property here is limited compared with its commercial floorspace, and consists mainly of modern apartment blocks such as those around the Barbican, plus smaller developments near Smithfield and along the river. The Barbican Estate itself is a well known concentration of flats within the City, alongside newer schemes near Moorgate, Aldgate and the river at Blackfriars. Transport links are extensive, with Bank, Liverpool Street, Moorgate, Farringdon and Blackfriars stations serving the Underground, Overground, Elizabeth line and National Rail, making the area exceptionally well connected.

Given the concentration of banks, law firms and other financial and professional services employers based in the Square Mile, the tenant base is almost entirely working professionals, many wanting a short commute on foot to their office. Demand is often strongest for one and two bedroom flats suited to individuals or couples rather than families.

For a landlord, the City of London offers a small but well defined market, with well connected apartments consistently attracting professionals working nearby who value proximity over space.

Because so much of the borough's floorspace is given over to offices, the residential market here is comparatively small and tightly held. Recent years have seen a small increase in new residential schemes as the City seeks to diversify beyond purely commercial use. Tenants here typically place a premium on being able to walk to work, avoiding a commute altogether. This makes the City of London a niche but dependable market for a landlord letting well located flats to City workers.

Finding your tenant

We manage, we do not let. When your property is empty we appoint one of the best letting agents in your area to find the tenant. Their fee is agreed with you in writing before anything starts, and Caso adds nothing to it. We brief the agent, approve the marketing, check every applicant's referencing, handle the move-in and protect the deposit. You deal with one company throughout.

  • Agent chosen on results, not on who we know
  • Fee agreed in writing before marketing starts
  • Caso takes nothing from the agent
