Landlord guide

Does it cost money to change letting agents?

It can, depending on your current agreement. Some agents charge an exit or early termination fee if you leave before a minimum term ends, and a few charge admin fees to release documents or transfer the deposit. Read your contract's termination clause before giving notice. Caso itself has no setup, renewal or exit fees, so the only cost to check is whatever your current agent's contract says.

Check your current contract's termination clause

Look specifically for a minimum term, notice period, and any early termination or exit fee wording before you tell your agent you are leaving.

Common charges to watch for

Some of these are reasonable, others are simply designed to make leaving expensive, so it is worth reading the wording carefully.

  • Early termination fee for leaving before a minimum term
  • Admin fee for transferring documents or the deposit
  • Outstanding renewal fees already invoiced

What a fair switch should cost

Beyond your existing agent's contract terms, a well-run switch should not cost anything extra. A new agent should not charge you a setup fee simply to take over management.

Worked example

A landlord with a £150 exit fee still saves money quickly: switching from 15% + VAT to Caso Portfolio at 5% + VAT on £1,250 rent saves £112.50 + VAT a month, covering the exit fee within the first two months.
