How to switch property management companies

Switching property management companies is a straightforward process: give written notice to your current company, agree a start date with the new one, and arrange for keys, documents and the deposit to transfer over. Your tenancy agreement stays valid throughout, so your tenant's rights and rent do not change. Most switches take two to four weeks depending on your existing notice period.

Step 1: review your current agreement

Check the notice period and any exit fees in your management contract before telling your current company you are leaving.

Step 2: choose your new company

Compare fees, what is included, and how quickly rent is paid to you. Ask about setup fees and contract length before signing.

Step 3: transfer the essentials

Your new company will need the tenancy agreement, safety certificates, deposit protection details and the tenant's contact information to take over cleanly.

  • Tenancy agreement and inventory
  • Gas safety certificate, EICR and EPC
  • Deposit protection certificate
  • Keys and any outstanding maintenance records

Step 4: confirm the changeover with your tenant

Send your tenant written confirmation of the new company's details and the date rent should start going to the new account.
