Management fees in Chester

A Chester city-centre flat, a house in Hoole and a single let in the surrounding villages can all have different management needs. The fee sheet tells you which jobs an agent includes and which arrive as a separate bill. Compare the full cost before deciding who should look after your property.

This page brings together published Chester fee sheets, their VAT basis and the charges that sit alongside management. Each source is linked below. The worked example uses the typical Chester two bed rent shown on our Chester page. Your own rent, tenancy and agreement will determine what you actually pay.

What you need to know

How agents in Chester usually charge

Chester agents usually charge a percentage of rent for ongoing management, with a separate payment when a new tenancy starts. National franchise C, Chester office calls this a marketing fee; National franchise A, Chester office and Corporate chain A, Chester office list their own setup charges. Similar labels do not necessarily cover the same work.

For a flat in a managed development, ask who deals with access, building rules and the block manager. For a house, check inspections and repair arrangements. Get the included tasks in writing rather than assuming that full management means every charge is included.

Percentage fees and VAT

The Chester sheets below show management from 14.4% to 16.8% inc VAT. National franchise C, Chester office describes its rate as negotiable, while National franchise A, Chester office’s linked chart carries an older date. These are published charges, not a promise that every landlord will receive identical terms.

VAT changes the amount deducted from your rent. A rate of 12% plus VAT is 14.4% inc VAT. Ask for both the percentage and the monthly amount including VAT, then check whether a minimum fee applies when rent is low or the property is empty.

Several Chester agents had no readable landlord fee sheet on their website on 9 October 2026, so they are not shown.

The percentage is half the bill

Management on these Chester sheets runs from 14.4% to 16.8% inc VAT. Setup is £450 to £500, or half a month's rent plus VAT. At Corporate chain A, Chester office, the setup charge is £474 inc VAT below £1,000 a month, then half a month's rent plus VAT from £1,000 upwards, so £600 inc VAT at £1,000 and £900 inc VAT at £1,500.

Corporate chain A, Chester office, also lists an early exit charge of up to two months' rent inside 24 months. Check this alongside the monthly percentage before agreeing to management.

With Caso, you pay the management percentage with no setup, renewal or exit fee. Third-party costs, including repairs and any council licence fee, are separate and passed on at cost.

Landlord licensing in Chester

Cheshire West and Chester runs no selective or additional licensing. Only mandatory House in multiple occupation (HMO) licensing applies, for five or more people from more than one household sharing facilities.

The HMO licence fee is £786 for up to six habitable rooms, rising to £968 for ten or more. Landlords accredited under the Cheshire Landlord Accreditation Scheme receive a 10% reduction.

Caso does not manage HMOs. For a standard single let in Chester there is no licence to apply for under these schemes.

Setup, renewal and exit fees

A setup payment can be due every time a new tenant moves in, not just when you first appoint the agent. Check whether referencing, the tenancy agreement and deposit registration are included or added separately. The Chester table keeps these distinctions visible.

Renewal and rent review fees also need context. Corporate chain A, Chester office limits its listed renewal charge to non-Housing Act tenancies, such as company lets. Before switching, read the notice period and early termination terms, including any charge tied to the remaining agreement.

Inventory charges and maintenance markups

An inventory records the property’s condition at the start of a tenancy. Ask whether the initial report, check-in and final check-out have separate prices, and whether the provider charges directly. Do not treat a missing amount on a fee sheet as a free service.

For repairs, ask whether you receive the contractor’s invoice and whether the agent adds an arrangement charge or markup. Caso passes repairs on at the contractor’s cost. Inventory and check-in are separate third-party costs, so allow for them when budgeting for a new Chester tenancy.

How Caso compares

Caso Complete is 8% of rent collected plus VAT. Caso Portfolio is 5% plus VAT for two or more properties. There are no setup, renewal or exit fees. Deposit registration is included, and rent is paid within 3 working days of the tenant paying.

Rent guarantee is optional at the insurer’s cost with either service. Repairs and inventory work remain separate at cost. This separates the management fee from third-party spending rather than hiding those costs in a percentage. You can compare your own rent and existing charges using the fee calculator.

Cost comparison

A typical agent against Caso, for one year in Chester

At the typical Chester two bed rent of £1,195 a month, a full year of collected rent is £14,340. This example uses the published fees of a national franchise's Chester office: 14.4% inc VAT, £450 setup and £90 deposit registration. It assumes one new tenancy and no renewal or exit in that year. It is an example at the typical two bed rent, not a figure for your own property.

Both sides exclude inventory, check-in, repairs and optional insurance. Caso’s appointed local letting agent charges separately for finding a tenant; that cost is excluded here. The national franchise's setup payment is included as published, so these totals are not a claim that the services cover identical work.

Questions

Management fees in Chester: questions

Do you find tenants?
We manage, we do not let. When your property is empty we appoint one of the best letting agents in your area to find the tenant. Their fee is agreed with you in writing before anything starts, and Caso adds nothing to it. We brief the agent, approve the marketing, check every applicant's referencing, handle the move-in and protect the deposit. You deal with one company throughout.
Do Chester city-centre apartment blocks cost more to manage?
Some agents add fees for liaising with a block manager. Ask whether this is included in the management percentage and check access or inspection charges.
Is VAT always included in the management fee?
Not always. Confirm the VAT-inclusive amount before comparing. The Chester table preserves the VAT basis shown by each agent.
Does Caso charge extra for properties in managed developments?
No. Caso Portfolio is 5% and Complete is 8% of rent plus VAT, with no additional charge for liaising with block management. 8% of rent + VAT, capped at £150 a month including VAT. Covers unpaid rent monthly in arrears up to the limit on the policy schedule, and legal costs for possession up to £100,000. A 60-day no-claims period applies where cover starts on a tenancy that already exists. Price fixed for Caso's first 12 months with HomeLet. Illustrative: the exact premium is confirmed when the tenant passes referencing.
Are there exit fees with Caso?
No. Caso has no setup, renewal or exit fees.
How fast is rent paid out?
Rent is paid to you within 3 working days of the tenant paying.
What do letting agents in Chester charge for full management?
14.4% to 16.8% inc VAT on the published sheets compared here. 8% of rent + VAT, capped at £150 a month including VAT.
