Landlord guide

What can a landlord do if their letting agent is not managing the property properly?

If repairs are ignored, inspections are not happening, or you are hearing about problems from your tenant before your agent tells you, that is a sign the property is not being properly managed. Raise the specific issues in writing and ask for a clear plan and timeline to fix them. If nothing improves within a reasonable period, you are entitled to give notice and move to a different management company, provided you follow the notice terms in your agreement.

Common signs of poor management

These patterns suggest the agent is not delivering what you are paying for, rather than a single unlucky incident.

  • Repairs reported but not actioned for weeks
  • No routine inspections or inspection reports
  • Compliance certificates allowed to lapse
  • You hear about issues from the tenant, not the agent

Raise it formally

Set out the specific failures in writing, with dates, and ask for a written response and timeline. This creates a record if you need to escalate or switch later.

Know your contractual position

Check your management agreement's notice period and any exit fees before deciding to leave, so you understand the full cost and timing of a switch.
