Management fees in Leeds

Leeds landlords manage a mix of student houses around Headingley and Hyde Park and city-centre apartments near Wellington Place. Management fee structures often differ between agents specialising in student lets and those focused on standard tenancies. See property management in Leeds.

Comparing fees properly means understanding what is included for each type of let, since student property management often carries its own additional charges.

What you need to know

How agents in Leeds usually charge

Most Leeds agents charge a monthly management percentage plus a separate fee for finding tenants, with student lets sometimes priced differently to account for the annual renewal cycle.

Agents managing shared homes in Headingley or Hyde Park may charge separately for licensing paperwork required by Leeds City Council.

Percentage fees and VAT

Management fees are usually quoted as a monthly percentage, and whether that includes VAT varies between agents. This detail matters when comparing student and standard tenancy management.

Always ask for the VAT-inclusive figure in writing so you can compare fairly across agents offering different services.

Landlord licensing in Leeds

Leeds City Council runs selective licensing in parts of six wards from 9 February 2026 to 8 February 2031: Armley; Beeston and Holbeck; Burmantofts and Richmond Hill; Hunslet and Riverside; Gipton and Harehills; and Farnley and Wortley. Not every street in those wards is covered, so check your address on the council map.

A licence is £1,100 per property online or £1,225 on paper, paid in two parts (£400 or £525 on application, then £700). Members of the Leeds Rental Standard get £150 off. Mandatory House in multiple occupation (HMO) licensing applies across the city.

Caso checks your address against the scheme, applies for the licence for you and tracks the renewal date.

Setup, renewal and exit fees

Setup fees, renewal fees each time a student tenancy is renewed for the following year, and exit fees for leaving the agent are all common in Leeds.

Student lets in particular can attract higher renewal charges given the annual cycle, so ask for a full fee schedule before agreeing terms.

  • Setup fees on joining
  • Renewal fees at each tenancy extension
  • Exit fees for leaving the agent

Inventory charges and maintenance markups

Inventory reports and maintenance markups on repair invoices are common additional charges, and shared student houses can see more frequent repairs than single-household lets.

Licence renewals may also carry separate charges, so it is worth confirming what is covered under the standard management fee.

How Caso compares

Caso Portfolio is 5% of rent plus VAT, and Caso Complete is 8% of rent plus VAT. Rent guarantee is available at cost with no Caso markup. There are no setup, renewal or exit fees, and rent is paid within 3 working days of the tenant paying.

This applies to both student houses in Headingley and Hyde Park and city-centre apartments, with no separate charge for the annual renewal cycle.

Finding your tenant

We manage, we do not let. When your property is empty we appoint one of the best letting agents in your area to find the tenant. Their fee is agreed with you in writing before anything starts, and Caso adds nothing to it. We brief the agent, approve the marketing, check every applicant's referencing, handle the move-in and protect the deposit. You deal with one company throughout.
