Management fees in Liverpool

Liverpool landlords manage everything from Baltic Triangle apartments to terraced houses in Wavertree and Toxteth, many within council selective licensing areas. Fee structures across local agents vary widely, and it is worth understanding what is typically included before comparing. See property management in Liverpool.

This page sets out how management fees usually work in Liverpool and where extra charges tend to appear, so you can weigh up value rather than just the headline percentage.

What you need to know

How agents in Liverpool usually charge

Most Liverpool letting agents charge a monthly management percentage plus a separate fee for finding a tenant. Indicative local rates vary by agent and by whether the service includes rent collection only or full management.

Some agents also charge separately for licensing paperwork in selective licensing areas, which can catch landlords out if it is not made clear from the outset.

Percentage fees and VAT

Management fees are usually quoted as a percentage of monthly rent, and it is worth checking whether that figure includes VAT or is added on top. The difference affects the real monthly cost more than it first appears.

Ask any agent to confirm the VAT-inclusive figure in writing before comparing services, since headline percentages alone can be misleading.

The percentage is half the bill

On these Liverpool fee sheets, the management percentage runs from 12% to 15.6% inc VAT. Setup and tenancy fees are separate: National franchise C, Liverpool Central office, lists £360 inc VAT, the independent agent, Allerton Road, £499 inc VAT and National franchise B, Mount Pleasant office, £495 plus VAT. Renewal and rent review charges run from £50 to £300 on the sheets above.

Minimum annual charges, including £900 at the corporate chain, city centre, and yearly compliance or deposit fees can add several hundred pounds a year on top. Check the VAT basis and which charges apply to your tenancy.

With Caso, you pay the management percentage with no setup, renewal or exit fee. Third-party costs, including repairs and any council licence fee, are separate and passed on at cost.

Landlord licensing in Liverpool

Liverpool City Council runs selective licensing in 16 wards from 1 April 2022 to March 2027: Central, Riverside, Greenbank, Kensington, Picton, Tuebrook and Stoneycroft, County, Anfield, St Michael's, Princes Park, Kirkdale, Old Swan, Warbreck, Wavertree, Fazakerley and Everton.

A full five-year licence is £704 (£232.32 on application and £471.68 on grant). A new rental property licence is £486. Discounts are £37 for accredited landlords and £64 for an Energy certificate (EPC) rating of C or above.

The council consulted until 5 October 2026 on a successor scheme for 2027 to 2032 covering up to all 64 wards. The outcome had not been published at the check date. Caso applies for the licence for you and tracks the renewal date.

Setup, renewal and exit fees

Many agents charge a one-off setup fee when a new landlord signs up, plus a renewal fee each time a tenancy is extended. Exit fees, charged if you leave the agent, are also common in Liverpool.

These extra charges rarely appear in the headline percentage, so it is worth asking for a full list before agreeing to any management contract.

  • Setup fees on joining
  • Renewal fees at each tenancy extension
  • Exit fees for leaving the agent

Inventory charges and maintenance markups

Inventory reports at the start and end of a tenancy are often charged separately, as are maintenance markups added on top of contractor invoices for repairs arranged by the agent.

These add up over a tenancy, particularly on older properties in areas like Toxteth or Wavertree where repairs are more frequent, so it is worth asking how maintenance is priced before signing up.

How Caso compares

Caso Portfolio is 5% of rent plus VAT, and Caso Complete is 8% of rent plus VAT. Rent guarantee is available at cost with no Caso markup. There are no setup, renewal or exit fees, and rent is paid to you within 3 working days of the tenant paying.

This means the percentage you see is the percentage you pay, with no separate charges layered on for the parts of the service most landlords expect as standard.
