Distance and time zones

Five to eight hours behind

New York is five hours behind the UK and Los Angeles is eight. By the time you start work, the UK day is mostly done. Issues reported overnight have usually been dealt with before your first coffee.

English rules, not US ones

Deposits, notices, safety certificates and tenant checks in England work differently from most US states. We handle them the English way, so you do not have to learn a second system.

Tax in two countries

Owners living in the US often have reporting duties in both countries. We give you clear annual statements for your adviser. Take advice from a tax adviser who covers both the UK and the US.

Rent in pounds, sent where you want

Rent is paid in pounds sterling to a UK account or by international transfer. Your bank handles the conversion to dollars.

What we manage

Everything a UK rental needs, handled in England.

Rent collection

Rent is collected into a separate client account and paid to you within 3 working days of the tenant paying.

Tenant communication

Tenants contact us, not you. Questions, requests and complaints are answered in UK hours.

Repairs and maintenance

Vetted local contractors, prices sent to you before work starts, and photos when it is done.

Property inspections

Regular visits with a written and photo report, so you know the condition without flying back.

Compliance administration

Gas safety certificate (CP12), electrical safety report (EICR), energy certificate (EPC), deposit protection and Right to Rent checks tracked and renewed.

Rental statements

A monthly statement showing rent received, our fee, VAT and every cost, line by line.

Remote approvals

Decisions reach you as a short summary with a clear choice. Approve or decline from your phone.

Tenant changes

When a tenant leaves, we handle the check-out, the deposit and any work, then appoint one or two of the best local letting agents to find the next tenant.

Rental valuations

Live local figures on what your property should let for, reviewed at every renewal.

Visibility

See your property from the United States.

Your online account shows the rent, the tenancy, every repair and every certificate as it happens. You do not have to ask for an update, and you do not have to wait for UK office hours to find one.

  • Rent received and paid out, month by month
  • Repair requests with prices and photos, ready to approve
  • Certificates with their renewal dates
  • Inspection reports and tenancy documents
  • Statements to download for your adviser

Non-resident landlord tax approval (HMRC NRL scheme)

Know how the scheme affects your rent.

HMRC's Non-Resident Landlord Scheme applies to landlords whose usual home is outside the UK. Unless HMRC approves you to receive rent without deduction, a letting agent must hold back basic-rate tax from the rent and pay it to HMRC.

We explain the scheme at the start, handle the letting agent's side of it and keep clear records for you. We do not give tax advice. Take advice from a qualified tax adviser on your own position, in the UK and in the United States.

Questions

Questions owners in the United States ask us.

Do you have an office in the United States?
No. Caso is based in England and manages your property locally from here. We work with owners in the US by email, phone, WhatsApp and through your online account.
I inherited the property. Can you help get it ready to let?
Yes. We inspect it, arrange the safety certificates, suggest any work needed and give you a rental valuation before anything is agreed.
Do you give tax advice?
No. We explain how the Non-Resident Landlord Scheme works and handle the letting side of it, but we do not advise on your tax. Take advice from a qualified tax adviser where you need it.
Which parts of the UK do you cover?
England. Wales, Scotland and Northern Ireland are not covered at present.
