Built for postings that get extended
A two-year posting often becomes five. The property is managed for as long as you are away, with no renewal fee when your plans change.
Own in England. Live in Singapore.
Owners in Singapore include British professionals on long postings and Singaporean investors building a portfolio in English cities. Both need the same thing: a property that runs without them.
Caso manages it locally from England. Tenants, rent, repairs, inspections and certificates are handled here, and you can check any of it online in a minute.
Distance and time zones
Singapore does not change its clocks, so it sits seven hours ahead of the UK in summer and eight in winter. Your morning is our night. Overnight events are written up and waiting for you at the start of your day.
A two-year posting often becomes five. The property is managed for as long as you are away, with no renewal fee when your plans change.
If you own in more than one English city, every property sits in the same account, with one statement across the portfolio.
Repairs, renewals and rent reviews come to you as a short written summary with a clear choice, so a time difference never holds anything up.
What we manage
Rent is collected into a separate client account and paid to you within 3 working days of the tenant paying.
Tenants contact us, not you. Questions, requests and complaints are answered in UK hours.
Vetted local contractors, prices sent to you before work starts, and photos when it is done.
Regular visits with a written and photo report, so you know the condition without flying back.
Gas safety certificate (CP12), electrical safety report (EICR), energy certificate (EPC), deposit protection and Right to Rent checks tracked and renewed.
A monthly statement showing rent received, our fee, VAT and every cost, line by line.
Decisions reach you as a short summary with a clear choice. Approve or decline from your phone.
When a tenant leaves, we handle the check-out, the deposit and any work, then appoint one or two of the best local letting agents to find the next tenant.
Live local figures on what your property should let for, reviewed at every renewal.
Visibility
Your online account shows the rent, the tenancy, every repair and every certificate as it happens. You do not have to ask for an update, and you do not have to wait for UK office hours to find one.
Non-resident landlord tax approval (HMRC NRL scheme)
HMRC's Non-Resident Landlord Scheme applies to landlords whose usual home is outside the UK. Unless HMRC approves you to receive rent without deduction, a letting agent must hold back basic-rate tax from the rent and pay it to HMRC.
We explain the scheme at the start, handle the letting agent's side of it and keep clear records for you. We do not give tax advice. Take advice from a qualified tax adviser on your own position, in the UK and in Singapore.

We will reply with what it should let for, what we would do first and what it costs. If you only want the figures, start with a rental assessment.
