West Derby, in north east Liverpool, has rents around the Liverpool average, with a housing stock made up mainly of semi-detached and terraced houses built from the interwar period onwards, giving it a more suburban feel than the Victorian terraces closer to the city centre.

The area is close to Liverpool John Lennon Airport's northern approach roads and the A580 East Lancashire Road, giving good access towards the M57 and M62 for those commuting further afield, while bus routes connect West Derby directly into Liverpool city centre. West Derby also has its own small town centre with local shops, giving it a self-contained character.

Tenants here are predominantly families and established couples, with West Derby attracting people who want a quieter, more suburban setting than areas closer to the universities, while remaining within a reasonable commute of the city centre. There is limited student demand in the area compared with Wavertree or Kensington.

For a landlord, West Derby's family-focused market tends to bring stable, longer tenancies, though this also means the tenant pool for larger houses is narrower than for one and two bedroom flats elsewhere in the city. Off-street parking and garden space are particularly valued by tenants in this area, and properties offering both tend to let fastest. Landlords should also note that West Derby's semi-detached stock tends to hold its condition well over time, which can make ongoing maintenance more predictable than in older terraced areas.

West Derby has its own historic core around the old courthouse and church, and Croxteth Country Park, on the edge of the area, gives residents a substantial area of parkland and woodland, adding to the suburbs appeal for families who want outdoor space close to home.

Selective or HMO licence (council licence). Liverpool City Council runs a selective licensing scheme covering much of the city's privately rented housing. Whether a street falls inside it depends on the ward. We check the register against your exact address before the first tenancy.

Finding your tenant

We manage, we do not let. When your property is empty we appoint one of the best letting agents in your area to find the tenant. Their fee is agreed with you in writing before anything starts, and Caso adds nothing to it. We brief the agent, approve the marketing, check every applicant's referencing, handle the move-in and protect the deposit. You deal with one company throughout.

  • Agent chosen on results, not on who we know
  • Fee agreed in writing before marketing starts
  • Caso takes nothing from the agent
