Read around LS5. Rents are advertised rents; the sale price is the average of completed sales in the last twelve months.

Kirkstall, along the Aire Valley to the north west of Leeds city centre, has rents around or slightly below the Leeds average, with a housing stock that mixes Victorian terraces, some back-to-back housing and newer riverside apartment developments. The area is well known for Kirkstall Abbey, a ruined medieval abbey that remains a prominent local landmark and green space.

Kirkstall Road is a major route into Leeds city centre, and Kirkstall Forge railway station, opened in recent years, provides direct rail services into Leeds and beyond. The A65 also runs through the area, and Kirkstall's position between the city centre and Headingley makes it a convenient base for those working in either location.

The tenant mix in Kirkstall includes young professionals attracted to the newer apartment developments near the river and the Kirkstall Forge station, as well as some students taking advantage of housing that is cheaper than nearer the university campuses. Families remain present in the more traditional terraced streets away from the main road.

For a landlord, Kirkstall's combination of a new railway station and riverside development has broadened the tenant pool beyond the traditional terraced housing, adding demand from professionals as well as students and families. This variety can help keep a property let across different market conditions, though it also means understanding which tenant type a particular property is likely to suit. The abbey grounds and riverside walks also make the area popular with tenants who want green space within a short distance of the city centre.

Finding your tenant

We manage, we do not let. When your property is empty we appoint one of the best letting agents in your area to find the tenant. Their fee is agreed with you in writing before anything starts, and Caso adds nothing to it. We brief the agent, approve the marketing, check every applicant's referencing, handle the move-in and protect the deposit. You deal with one company throughout.

  • Agent chosen on results, not on who we know
  • Fee agreed in writing before marketing starts
  • Caso takes nothing from the agent
