Read around LS8. Rents are advertised rents; the sale price is the average of completed sales in the last twelve months.
Roundhay, to the north east of Leeds city centre, is one of the more expensive suburbs in the city, with rents above the Leeds average, supported by its large Victorian and Edwardian villas, substantial semis and its proximity to Roundhay Park, one of the largest urban parks in Europe. The area has a distinctly leafy, residential character.
Street Lane forms the commercial heart of Roundhay, with a range of independent shops, cafés and restaurants, while the A58 provides the main route into Leeds city centre. There is no railway station in Roundhay itself, with Leeds station the nearest mainline stop, so residents typically rely on cars or bus services for longer journeys.
The tenant base in Roundhay is largely professionals and families, drawn by the quality of housing, the park and good local schools, with relatively little demand from undergraduate students given the distance from the university campuses and the size and cost of much of the housing stock. Some staff from St James's University Hospital also live in the area.
For a landlord, Roundhay's larger, higher-value properties tend to attract tenants who plan to stay for a longer period, reducing the frequency of tenant changeovers compared with smaller city centre flats. The premium associated with the park and the area's reputation means a smaller pool of prospective tenants, but generally a well qualified one. The scale and quality of Roundhay Park itself, with its lakes and gardens, remains one of the strongest draws for tenants choosing the area over other parts of Leeds.

Finding your tenant
We manage, we do not let. When your property is empty we appoint one of the best letting agents in your area to find the tenant. Their fee is agreed with you in writing before anything starts, and Caso adds nothing to it. We brief the agent, approve the marketing, check every applicant's referencing, handle the move-in and protect the deposit. You deal with one company throughout.
- Agent chosen on results, not on who we know
- Fee agreed in writing before marketing starts
- Caso takes nothing from the agent
