Brent covers a wide stretch of north west London including Wembley, Willesden, Kilburn and Harlesden, and rents here sit close to the London average, with areas nearer central London and good transport links towards the upper end. The borough has a diverse mix of housing, from Victorian terraces in Kilburn and Willesden to purpose built flats around Wembley Park and the newer developments near Wembley Stadium. Transport is a strong feature of the borough, with the Jubilee, Bakerloo and Metropolitan lines all running through Brent, alongside Overground services and mainline stations such as Wembley Central and Harlesden. The North Circular Road also crosses the borough. Wembley Stadium and Wembley Arena bring occasional short term demand, but the underlying tenant base is more settled.
Brent Council runs selective licensing in named wards, as well as additional licensing for shared homes. A landlord buying in Brent should weigh the sale price against the achievable rent before the yield is meaningful.
