Battersea sits on the south bank of the Thames in the London Borough of Wandsworth, opposite Chelsea. Much of the area falls within SW11. Its character changes between the riverside, the streets around Battersea Park and the shopping streets near Clapham Junction. Former industrial land along the river has been redeveloped, while established residential streets remain further inland. For landlords, the immediate setting matters more than a broad description of Battersea, particularly where homes face railway lines or busy roads.

The London Borough of Wandsworth has no selective licensing scheme currently. A shared home let to five or more people from more than one household still needs a mandatory HMO licence. A landlord buying in Battersea should weigh the sale price against the achievable rent before the yield is meaningful.
